We just had our '50s weatherboard restumped in Ballarat and what an amazing job. Shnai is an amazing communicator and a pleasure to negotiate details with. The 2 gentlemen workers were just that - very respectful of customer and their home. Nothing was too much trouble. They even replaced the temporary cardboard barrier each day around the perimeter that we used to keep our little dogs in and brought our emptied council bins into the yard for us. The clean up after was also very thorough. When leveling they were extremely considerate to achieve the best possible balance between exact level and keeping the amount of plaster damage to a minimum. Highly competitive pricing and just an amazing experience. We give the highest recommendation possible.

Nothing but positives for these guys, Shnai and her contractors provide a second to none service with Shnai being on top of all steps of the process and answering any questions that came up. The group of guys she has working for her are phenomenal and managed to restump my entire house and level the space of a week. And it wasn't a rushed job they simply added more labour to speed up the process. If you need part or the whole of you house done I would highly recommend vic metro, being a contractor myself they provide a level of service and communication that few tradespeople could accommodate.

Thank you for assisting us during our difficult journey. We had a water damage from our water tank which caused us a lot of issues. Shani helped us with the whole process. To the extent of liaising with our insurance company as we didn’t understand what we had to do. I can’t thank you enough! I couldn’t recommend anyone else.

Common Foundation Problems We Solve in Mornington Homes
Living on the Mornington Peninsula brings foundation challenges that inland properties don’t face. The combination of salt spray, sandy coastal soils, high water tables, and proximity to Port Phillip Bay accelerates foundation deterioration.
Sticking Doors and Windows occur when your home’s frame shifts as stumps deteriorate and sandy soil movement affects alignment. Coastal moisture and salt exposure compound the problem. Our expert restumping Mornington service replaces failing stumps with galvanised steel or concrete alternatives engineered to withstand coastal conditions.
Spongy or Sloping Floors result from timber stumps rotting under constant assault from salt moisture and damp coastal conditions. Sandy soils can shift and settle unevenly, creating additional stress. We install modern materials impervious to salt, moisture, and coastal decay.
Cracked Walls signal severe foundation movement from failing stumps and soil settlement. Rather than patching symptoms, we address the root cause through comprehensive restumping that accounts for Mornington’s unique coastal environment and soil characteristics.
Our Specialised Restumping Process for Peninsula Properties
Our comprehensive process begins with a free structural assessment of your property. Our engineers evaluate:
- Current condition of existing stumps and bearers.
- Soil conditions including sandy composition and water table levels.
- Salt damage assessment and coastal moisture penetration.
- Compliance requirements under Mornington Peninsula Shire planning.
We then develop a customised restumping strategy using premium materials selected for coastal resilience. Our galvanised steel stumps offer complete immunity to salt corrosion, while our high-grade concrete options provide exceptional stability in sandy coastal soils.
Managing Your Project From Start to Finish
We handle all aspects of your restumping project, including:
- Obtaining necessary permits from Mornington Peninsula Shire.
- Scheduling work to minimise disruption.
- Ensuring site cleanliness throughout the project.
- Providing clear progress updates and communication.
Our team specialises in working with both period homes requiring sensitive restoration and modern properties on challenging coastal blocks. We work efficiently to complete projects on time and within budget.
Commercial Restumping Services in Mornington
Beyond residential properties, we provide specialised restumping services for Mornington’s commercial buildings. Whether you operate a cafe in the village, retail premises on Main Street, tourism accommodation, or hospitality venue, foundation stability is crucial for ongoing operations and compliance.
Commercial restumping presents unique challenges:
- Minimising business downtime and disruption to trading hours.
- Meeting WorkSafe requirements and maintaining public safety.
- Coordinating with tenants and managing access requirements.
- Ensuring compliance with commercial building standards.
- Addressing higher load-bearing requirements and foot traffic loads.
Our team works closely with business owners to develop staging plans that minimise operational impact. We schedule work during off-peak periods where possible and maintain clear communication throughout the project. All commercial work meets Australian Standards and Mornington Peninsula Shire requirements.

Frequently Asked Questions About Restumping in Mornington
Common indicators include sloping or bouncy floors, doors and windows that stick or won’t close properly, visible cracks in walls or ceilings, and gaps appearing between walls and floors. If you notice any of these signs, especially in combination, it’s time for a professional assessment. Our free structural evaluation identifies whether restumping is necessary and provides clear recommendations.
Mornington’s coastal location creates unique challenges. Reactive clay soils expand when wet and contract when dry, causing ground movement. Add the moisture from bay proximity, root systems from established trees, and natural deterioration of original timber stumps, and foundation issues become common. Properties with original 1950s-1970s timber stumps often require attention as these materials reach their lifespan limit.
Most residential restumping projects in Mornington complete within 3-5 days, depending on your home’s size and the number of stumps requiring replacement. We provide accurate timelines during our initial assessment and stick to our schedules. Our efficient process minimises disruption while making sure thorough, quality work.
When performed by knowledgeable professionals, restumping causes minimal interior impact. Our hydraulic jacking systems raise homes gradually and evenly, preventing stress on internal structures. We take extensive precautions to protect fixtures, fittings, and finishes. Most clients are surprised by how smoothly the process proceeds.
We typically recommend concrete or galvanised steel stumps for Mornington properties. Both materials resist moisture, won’t rot like timber, and provide decades of reliable support. Your specific choice depends on factors including soil conditions, load requirements, and budget. Our engineers recommend the best possible service during your assessment.
