The short answer? Sometimes. The longer answer? It depends on what is causing the cracks in the first place.

Not all cracks in the wall are created equal. Some are cosmetic, the result of a home settling or plaster aging. Others can be a symptom of something more serious happening beneath your home.

House levelling works by stabilising and restoring the foundations of your home, when it is carried out by a qualified specialist. It can stop any further structural damage and more cracks forming on your walls.

What is house levelling? What does it improve?

House levelling is the adjusting or lifting of a building’s foundations to return the structure to its original, flat and even position. Levelling can correct structural sinking due to soil shifting, moisture or the natural aging of foundations. This process uses methods such as underpinning, restumping or the installation of hydraulic jacks.

Relevelling your home can improve:

This type of soil shrinks and compacts during dry weather, and swells when the weather turns wet. This expanding and contracting can shift a home’s foundations. Typically, there are four main reasons behind cracking in the walls. These are:

1. Reactive Clay Soils. Much of the northern and western suburbs sit on highly reactive H-class clay soil (as classified under AS 2870). As it absorbs moisture it expands, and when it dries out, the clay shrinks. This uneven process applies pressure to foundations, and this pressure translates into plaster cracking and stepped cracks in the brickwork.
   
2. Moisture Imbalance. Water is the big culprit in a lot of foundation movement. Permanent Masonry Separation. Mortar joints which have cracked and shifted due to sinking footings can’t be fixed from lifting the house back up to level. The mortar needs to be ground out and tuck-pointed, or the bricks tied back into a load-bearing position.

Rotated Door Frames and Windows. When timber twists to accommodate new loads, lifting the house back to level does not automatically straighten warped studs. You may need to totally replace the doors and windows, and their frames, so they work again.

Hard Surfaces. If the cracks have impacted ceramic tiles or decorative moulding, which can pop out of place when a structure moves, levelling won’t fix those cracks. You will need to replace tiles and grouting and other decorative fixtures that may have been damaged by the house moving.

Plumbing. The sinking of a home, and relevelling up, can twist pipes and disconnect them, snap soldered joins or pull your fixtures out of place. We recommend a licenced plumber come in and inspect all your lines and make fixes, once the house has been levelled and secured.
